Commercial & Industrial Repainting
The bread and butter of what we do. Full repaints of commercial and industrial buildings, inside and out, organised so your site keeps functioning while we work.
What a commercial repaint actually involves
A repaint is only as good as what happens before the first coat goes on. Overpainting a dirty, chalky or rusting surface is the single most common reason a commercial paint job fails early, and it is almost always avoidable.
So the order we work in is fixed:
- Inspect and identify. What is on the surface now, what is underneath it, and is anything failing?
- Repair. Cracks, failed joints, rust, water-damaged board, perished sealant. Skipped, a new coating fails with the old one.
- Prepare. Wash down, scrape, sand, and strip coatings that have lost adhesion. This is the least glamorous part of the job and the most important.
- Prime. The right primer for the substrate and the topcoat — not one primer for everything.
- Coat. Two coats minimum, laid off and rolled properly, not sprayed thin.
- Inspect and hand over. We walk it with you before we call it finished.
Interior commercial painting
Offices, showrooms, staff areas, amenities, breakout spaces, stairwells and corridors. We can work to your corporate palette, match an existing colour for patch repairs, and sequence the job so one part of the floor always works normally.
We can also run this as a phased programme — a set number of areas each week, scheduled around your financial year and any audit dates you are working back to.
Exterior commercial and industrial painting
Tilt-up panel walls, concrete panels, metal cladding, roller doors, canopies and exposed structure. Exterior work is where access, weather and height turn a straightforward repaint into a planning exercise, so we talk about all three before we quote:
- Access. Scaffolding, boom lift or rope access. Each has a different cost and a different effect on how long the job takes.
- Height. Anything over two metres triggers a Safe Work Method Statement. We prepare one for every job.
- Weather windows. External coatings need the right temperature and dryness. We will tell you if your programme is unrealistic rather than find out halfway through.
Working around your operation
This is the part we are asked about most, so we ask it first. Depending on the site we can:
- work nights, weekends and public holidays
- work only inside your shutdown window
- move zone by zone so the building stays partly open
- isolate and protect plant, and work around it rather than through it
- keep fire exits, aisles and access routes clear and usable throughout
Preparation — the bit that actually protects your coating
| Surface | What we check |
|---|---|
| Concrete panels | Cracking, carbonation, spalling, moisture at joints |
| Tilt-up panels | Joint sealant condition, panel movement, rust staining from fixings |
| Metal cladding | Corrosion, fixing failure, coating breakdown at seams |
| Internal plasterboard | Existing paint adhesion, water staining, joint cracking |
| Brickwork | Efflorescence, spalling, mortar condition |
| Steel | Surface rust, scale, weld grinding, whether it needs rust removal first |
If something on this list needs more than preparation, we will say so in the quote. It is not a surprise you want on day one of a shutdown.
Questions
Commercial & Industrial Repainting — common questions
Can you repaint while we keep trading?
Yes. That is the normal way we work. We divide the building into zones and do one at a time, so the areas outside that zone stay open, lit and usable.
On a warehouse this means keeping aisles passable for forklifts and keeping stock reachable. On an office it means keeping one team working in a part of the floor that still has power and network.
If your site genuinely cannot have any people in it during the day, we move to nights, weekends or your shutdown period.
How long does a warehouse repaint take?
It depends far more on the size of the crew and the hours we are allowed to work than on the square metres. A full crew of eight working nights and weekends will take a large warehouse a fraction of the time a two-person crew working days would.
After the site visit we will give you a programme with realistic dates, not an optimistic one.
Do you repaint the ceiling and roof structure as well?
We do. Roof trusses, purlins and structural steel inside the building are commonly part of a full repaint, often in a different system to the walls.
We will tell you if we think steel is corroding and needs treatment before it is coated, rather than painting over rust.
Will you paint over mould, stains or water damage?
Not without telling you first. We will identify the cause, because coating over an active leak or a recurring damp problem means the coating fails and you pay twice.
Where it is a surface issue we can treat — old coatings, nicotine staining, failed caulking — we will quote to fix it properly as part of the works.
Do you do the paint colour matching and supply?
Yes. We work with Dulux and can match an existing corporate colour for patch repairs so a wall only needs repainting once, not twice.
